By continuing to browse on VicHaus website, you are agreeing to be bound by the below terms and conditions of use. Alongside our privacy policy, the terms and conditions define Vichaus relationship with you in relation to this website. Kindly exit from this website, if you object to any of the below terms and conditions. The term ‘VicHaus’ and/or ‘us’ and/or ‘we’ refers to the Provider whose registered office is at 441A Joo Chiat Road Singapore 427654. The term ‘company(ies)’ and/or ‘you’ and/or ‘guest(s)’ and/or ‘user(s)’ refers to the paying client.

Guests are required to comply with these Terms and Conditions to ensure a safe and enjoyable stay for all. For guests that have been provided with a separate Accommodation Agreement, the separate Accommodation Agreement provided shall prevail to the extent of any inconsistency with these Terms and Conditions. VicHaus reserves the right to refuse entry, terminate the stay without refund, or take any other appropriate action in the event of any breach of these Terms and Conditions. Nothing in these Terms and Conditions creates or shall be deemed to create any tenancy, sub-tenancy, lease, licence, or other right of occupation. VicHaus shall at all times retain full possession and control of the Premises.

Terms and Conditions

  1. Deposit Policy
    • Reservations that are less than 3 months will require a (refundable) security deposit from SGD 200 onwards to be paid at the point of checking in.
    • Reservations that are 3 months and longer, please refer to your contract for the applicable deposit policy.
    • The security deposit will be fully refunded within 14-30 days after check-out if no extra costs have been incurred throughout the stay.
    • We reserve the right to deduct from the Security Deposit any amount reasonably required for damages, excessive cleaning, replacement of missing items, unpaid charges, utilities consumed in excess of the agreed allowance, breach of these Terms & Conditions or any other loss reasonably incurred by us arising from your stay.
  2. Cancellation Policy
    • For all eligible refunds, a cancellation fee of SGD 196.20 or 4% of the Booking Amount (whichever is higher) will be deducted from the refund amount. This fee covers administrative, payment processing, and bank charges incurred in processing the refund.
    • For reservations of less than 30 nights, cancellations must be received at least 14 days before the scheduled check-in date (e.g. by 1 June, if check-in is on 15 June). Eligible cancellations will receive a refund of the Booking Amount, less the cancellation fee. Failure to do so will result in the Booking Amount being forfeited in full.
    • For reservations of 30 nights up to (but not including) 3 months, cancellations must be received at least 30 days before the scheduled check-in date (e.g. by 16 May, if check-in is on 15 June). Eligible cancellations will receive a refund of the Booking Amount, less the applicable cancellation fee. Failure to do so will result in the Booking Amount being forfeited in full.
    • For reservations that are 3 months and longer, please refer to your contract for the applicable cancellation policy.
    • There will be no refunds for unused nights in the event of early termination of stay for whatsoever reason.
    • In the event that you complete a booking based on a rate that has been incorrectly posted, we reserve the right to cancel the booking at the Management’s discretion and will contact you directly to do so.
  3. Amendment Policy
    • For stays of fewer than 30 nights, any amendment request must be made at least 14 days before scheduled check-in date (e.g. by 1 June, if check-in is on 15 June).
    • For stays of 30 nights and above, any amendment request must be made at least 30 days before the scheduled check-in date (e.g. by 16 May, if check-in is on 15 June).
    • If the amendment leads to a higher price than what was paid, guests must pay the difference.
    • If the amendment results in a lower price than what was initially paid, we will refund the difference, less administrative and bank fees of SGD 196.20 or 4% of the Refund Amount (whichever is higher).
    • Acceptance of the amendment is subject to room availability and at discretion of Management.
    • Amendment is only allowed once per reservation and if accepted, the amended reservation will become non-cancellable. Any subsequent amendment shall be treated as a cancellation followed by a new reservation.
    • In the event that you complete a booking based on a rate that has been incorrectly posted, we reserve the right to amend the rate at the Management’s discretion and will contact you directly to do so.
  4. Extension Policy
    • Extension of stay is dependent on room availability.
    • Any extension of stay will be charged based on either the prevailing room rate or rate set out in your room offer packages offered by VicHaus.
  5. Checking In and Out
    • You may check-in any time after 2:00pm SGT and check-out any time before 11:00am SGT.
    • Early check-in and late check-out may incur additional charges, up to the Management’s discretion.
    • Guests will need to show identification upon check-in, for registration of stay with us.
    • As our Reception operates Monday to Sunday 9.30am to 5.30pm SGT, except on public holidays. For check-in beyond 5.30pm or on public holidays, check-in arrangement has to be made in advance. Guests are advised to email or WhatsApp us to provide us with their estimated arrival time.
  6. No Show Policy
    • If you do not check in within 24 hours of the check-in time and no notice of late arrival was provided, VicHaus reserves the right to treat your reservation as No Show and cancel the reservation without refund.
  7. No Smoking and Vaping Policy
    • Under the Smoking (Prohibition in Certain Places) Act 1992 (Singapore), SMOKING AND VAPING IS PROHIBITED AT THE PREMISES (INCLUDING THE BEDROOMS) AT ALL TIMES, except within the designated smoking area which is demarcated and located at the front of our Estate, beside our side gate. Vaping is banned in Singapore.
    • A SMOKING RECOVERY FEE of up to SGD 1000 will be charged if you are caught for smoking or vaping at the Premises. If caught vaping, you will be reported to the police.
    • We reserve the rights to forfeit the Security Deposit in full for non-compliance of this Policy by Guest(s).
  8. No Pets policy
    • No pets are allowed on premises, except for Singapore Animal & Veterinary Service Issued Licensed Assistance Dog.
  9. Visitor Policy
    • VicHaus allows guests to invite up to a maximum of 5 visitors at one time.
    • Visitors are requested to leave VicHaus Premises by 11pm, overnight stay is strictly not allowed.
    • For security reasons, all visitors must be registered and accompanied by a guest who has checked in.
    • VicHaus personnel reserves the right to have all unregistered or unaccompanied visitors to leave the premise immediately.
    • Unlawful gatherings are not allowed.
    • Registered guests are liable for any damage caused to the equipment, furniture or facilities of the property, as well as for the conduct of their visitors.
  10. Child Policy
    • Persons that are aged seven and below are considered as a Child. Persons that are 8 years old and above are considered as an Adult.
    • All accompanying children must be declared at the point of booking, including infants.
    • Baby cot is chargeable and subject to availability.
    • Children must be supervised by an adult at all times.
  11. Housekeeping and Staff Policy
    • Our staff may enter common areas, including (shared) kitchenettes, without prior notification to provide housekeeping and maintenance.
    • Guests are to cooperate and ensure their personal belongings do not obstruct cleaning activities.
    • We will not be liable for loss of valuables left unattended during housekeeping.
    • Our staff reserve the right to access your room, for the purpose of cleaning, maintenance, emergency situations or to enforce our policies.
    • Room access will be conducted respectfully and during reasonable hours, except in emergencies where immediate entry may be required.
    • When possible, guests will be notified in advance if reentry into your room is required outside of regular cleaning or maintenance schedules.
    • Our staff cannot provide extra services without Management’s permission.
    • No abuse of our staff will be tolerated.
  12. Room and Common Areas Policy
    • VicHaus serviced apartment is solely to be used as a residential space.
    • Only registered guests are allowed to stay in the serviced apartment.
    • Our shared kitchenette is considered a common area and therefore, this area is not exclusive to any individual. The doors to these areas must remain unlocked at all times.
    • Guests are not allowed to use nails, screws and stickers on any surfaces.
    • Kindly refrain from bringing bulky furniture and electrical appliances onto the premise, unless written approval has been provided by Management.
    • Swords, firearms, explosives, flammable liquids, or any other illegal articles that may endanger the safety of guests and staff are strictly prohibited on the premises.
    • Please do not litter or spit. Garbage must only be disposed in the designated bins.
    • Guests have to turn off appliances, lighting, water heater and air-conditioning system etc. (“electrical appliances”) after use. If left on without any Guest’s present, we reserve the right to switch them off and charge for excessive utility usage as determined by the Management.
    • Clothes and other articles are not permitted to be hung in the common areas.
    • No durians and mangosteens to be consumed within the compound.
    • Gambling and unlawful activities are prohibited on the premises.
    • Any damage found prior to the usage of the room or facilities should be reported immediately, either to the staff at the reception or via email or WhatsApp prior to your usage of room or facilities to safeguard your interest. VicHaus reserves the right to charge you for the full cost of damages, should you be found responsible for the damages incurred.
    • For damages reported during or after your stay, guests may be liable for the damages.
    • Please keep your volume down from 11 PM SGT to 7 AM SGT. Repeated complaints from neighbours may result in immediate termination without refund.
    • We have the right to require a guest to leave if he/she is being a nuisance within the premises.
  13. BBQ Pit Policy
    • BBQ Pit rental will come with 1 gas BBQ Grill and the space of 1 rooftop pavilion. No additional equipment or cutleries will be provided.
    • BBQ Pit rental is chargeable and will be available on a first-come, first-serve basis.
    • It will also require a refundable deposit of SGD200. Deposit will be fully refunded afterwards if the BBQ area is handed over in a clean and satisfactory condition as determined by our staff.
    • Cost of repairs and additional charges, if any, would be deducted from the deposit. However, if such cost exceeds the deposit amount, guests will be charged for the additional amount.
    • BBQ Pit cancellation must be made 24 hours in advance to receive full refund. Cancellations within 24 hours will not be refunded.
  14. Parking Policy
    • Registered in-house guests who require overnight parking are requested to register their vehicle after confirming their reservation and prior to check-in. Parking spaces are subject to availability and will be allocated on a first-come, first-served basis at Management’s discretion.
    • Any additional carpark lot would require re-application and might incur additional charges. Approval is solely at Management’s discretion.
    • Unregistered vehicles will be wheel clamped and a fee of SGD 200 will be charged for unclamping.
    • The carpark’s entitlement period follows guest’s initial stay period. Any extensions will be subject to availability.
  15. Keys and Keycards Policy
    • The Guest is responsible for the safekeeping of all keys and access cards issued during the stay.
    • The Guest shall not duplicate, lend or transfer any key or access card to any unauthorised person.
    • The Guest shall immediately notify Management of any lost or stolen key or keycard.
    • The Guest shall return all keys and access cards upon check-out.
    • Management reserves the right to charge the Guest for any costs arising from lost or unreturned keys or keycards.
  16. Damages Policy
    • Guests are liable for all damages to equipment, furniture or facilities caused by themselves, occupants and your visitors. You will be charged for the full cost of damages incurred and the amount will be deducted from the security deposit.
    • If damages exceed the security deposit, guests must pay the difference upfront.
  17. Illegal Activities Policy
    • The Guest shall not use, nor permit the Premises to be used, for any unlawful, illegal or criminal activity. Prohibited activities include, but are not limited to:
      • possession, use or distribution of illegal drugs or controlled substances;
      • prostitution or vice-related activities;
      • illegal gambling, scams, fraud or cybercrime;
      • human trafficking;
      • illegal employment or harbouring of unauthorised persons;
      • storage of dangerous or prohibited materials;
      • any activity that violates the laws of Singapore.
    • Management reserves the right to report any suspected illegal activity to the relevant authorities.
  18. Right to Refuse Service Policy
    • Management reserves the right to refuse accommodation, terminate the Guest’s stay immediately, require the Guest and all occupants to vacate the Premises, and/or cancel any remaining nights without refund if the Guest or any occupant or visitor:
      • breaches these Terms and Conditions;
      • causes damage to the Premises or property;
      • creates excessive noise/disturbance to neighbours or other guests;
      • creates excessive noise/disturbance to neighbours or other guests;
      • exceeds the maximum permitted occupancy;
      • engages in any illegal or prohibited activity;
      • creates a health, safety or security risk; or
      • otherwise acts in a manner which, in Management’s reasonable opinion, is detrimental to the operation, reputation or safety of the Premises.
    • Management may take any reasonable measures necessary to enforce this clause, including involving security personnel or law enforcement where appropriate. The Guest shall remain liable for all outstanding charges, damages and losses incurred by VicHaus arising from such termination.
  19. Force Majeure Policy
    • VicHaus shall not be liable for any failure, delay, interruption or inability to perform its obligations where such failure, delay or interruption is caused, directly or indirectly, by any event beyond its reasonable control (“Force Majeure Event”). Force Majeure Events include, but are not limited to:
      • acts of God like natural disasters;
      • fire, explosion or structural damage;
      • epidemics, pandemics or public health emergencies;
      • government actions, legislation, travel restrictions;
      • war, terrorism, civil unrest, riots or strikes;
      • failure or interruption of electricity, water, gas, internet, telecommunications or other utility services;
      • cyber-attacks, system failures or failures of third-party providers;
      • construction works, road closures or other external events affecting access to or use of the Premises.
    • Where a Force Majeure Event occurs, VicHaus may:
      • suspend or modify the provision of accommodation;
      • reschedule the booking; or
      • cancel the booking, with any refund (if applicable) to be determined in accordance with these Terms and Conditions and applicable law.
    • VicHaus shall not be liable for any indirect, consequential or incidental losses, including travel costs, alternative accommodation expenses, loss of income or other expenses incurred by the Guest arising from a Force Majeure Event.
  20. Personal Data Protection Policy
    • The Guest agrees that VicHaus may collect, use, disclose and retain the Guest’s personal data for the purposes of:
      • processing and administering reservations;
      • verifying the Guest’s identity;
      • complying with applicable laws, regulations and governmental requirements;
      • communicating with the Guest about their booking;
      • providing accommodation and related services;
      • maintaining security and safety at the Premises; and
      • Any purposes reasonably connected with the Guest’s stay.
    • VicHaus shall manage the Guest’s personal data in accordance with the Singapore Personal Data Protection Act 2012 (PDPA) and its Privacy Policy. Personal data may be disclosed where required by law or to government authorities, law enforcement agencies, payment providers or service providers engaged to facilitate the Guest’s stay.
  21. Limitation of Liability Policy
    • To the fullest extent permitted by applicable law, VicHaus shall not be liable for any indirect, incidental, consequential or economic loss, including loss of profits or business opportunities, arising out of or in connection with the Guest’s stay. VicHaus shall also not be liable for any loss of or damage to the Guest’s personal belongings unless such loss is directly caused by VicHaus’ negligence or wilful misconduct. Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded under Singapore law.
  22. Indemnity
    • The Guest shall indemnify and keep VicHaus fully indemnified against all claims, liabilities, losses, damages, costs and expenses arising from any death, personal injury, or loss of or damage to property resulting from the Guest’s use of the Premises, to the extent caused by the acts, omissions, negligence or misconduct of the Guest or the Guest’s authorised occupants or visitors.
